Borrowers looking for a new home loan can expect to see higher interest rates today. The average rate for a 30-year fixed-rate mortgage increased to 4.066% today, up 0.024 percentage points from Wednesday. The 15-year fixed-rate mortgage is averaging 3.065%, while the average rate for a 5/1 adjustable-rate mortgage moved up to 2.772%.

For those interested in a mortgage refinance, you’re looking at lower rates across the board. The 30-year refi rate is down to 4.152%, a decrease of nearly a full percentage point compared to yesterday. The 15-year average rate dropped to 3.138%, while the 5/1 refi rate is at 2.823%.

Each day’s rates are based on the average rate 8,000 lenders offered to applicants the previous business day. Freddie Mac’s weekly rates will generally be lower, since they measure rates offered to borrowers with higher credit scores.

Most borrowers opt for the 30-year fixed-rate mortgage because of its long payback time, relatively low monthly payments and predictable interest rate. The interest rate will be higher than the rate on a shorter-term loan, however, so you’ll pay more interest in the long run.
